Why Commercial Property Solar Is Growing Faster in South Africa Than Kenya

Commercial property owners in both South Africa and Kenya are increasingly turning to solar for the same fundamental reason: it makes financial sense. Rising electricity costs, pressure to control operating expenses, and the need for more reliable power are making solar an attractive investment across office buildings, shopping centres, warehouses, hotels, and industrial facilities. While the economics are driving adoption in both markets, the regulatory environment is shaping how quickly businesses can respond.

In South Africa, commercial solar adoption has accelerated largely because businesses can no longer depend on the national grid. Years of load shedding, combined with steadily rising electricity tariffs, have transformed solar from an environmental initiative into a business continuity strategy. The country’s evolving electricity market has reinforced this shift. Companies can now take advantage of private power purchase agreements (PPAs), embedded generation, and energy wheeling to source renewable electricity from independent producers, even when the generation facility is located far from the point of consumption.

As a result, commercial property owners are increasingly investing in solar not only to lower electricity bills but also to improve operational resilience, protect tenants from power interruptions, enhance asset values, and reduce long-term exposure to Eskom tariff increases. The market has become largely demand-driven, with businesses adopting solar because the commercial case is compelling rather than because policy mandates it.

Kenya’s commercial solar market is also expanding, but through a more structured regulatory process. Businesses are increasingly adopting captive solar systems to reduce electricity costs and improve supply reliability. Greater availability of project finance, growing competition among engineering and procurement contractors, and supportive renewable energy policies have further strengthened the commercial case. However, grid-connected commercial projects typically require approvals from the Energy and Petroleum Regulatory Authority (EPRA), utility interconnection processes, and, where applicable, environmental compliance reviews. These regulatory requirements provide greater oversight but also make project development more formal than in South Africa’s increasingly liberalized market.

For many Kenyan businesses, solar remains a financially attractive investment, but deployment often depends on successfully navigating the licensing and approval process before construction can begin. Despite their regulatory differences, the investment rationale is remarkably similar. Commercial property owners in both countries are responding to the same financial pressures: rising electricity costs, growing concerns over energy reliability, and the need for more predictable operating expenses. The key difference lies in how businesses access renewable electricity. South Africa’s market increasingly allows companies to buy renewable power through private contracts and wheeling arrangements, creating greater commercial flexibility. Kenya’s market continues to rely more heavily on captive generation and regulated grid connections, with stronger oversight from government institutions.

The rapid growth of commercial solar across both markets reflects a broader shift in how businesses view energy. Electricity is no longer treated simply as a utility expense but as a controllable operating cost that can be managed strategically. For commercial property owners, solar is becoming less about sustainability branding and more about protecting profit margins, improving asset competitiveness, and delivering stable long-term operating costs.
